We offer two programs specifically targets for the For Sale by Owners Realizing that many people would like to try to sell their house by themselves but would like a little assistance we offer the $249 FSBO program and the $195 CMLS listing program.
FSBO Assistance Program $249
For those that want to sell their property without the use of a broker we offer the FSBO assistant program.
We Furnish:
> Listing in the Carolina Multiple listing Service
> List of comparable sells to help you price your home accurately
> Three copies of "Offer to Purchase & Contract" forms

Three copies of "NC Residential Property Disclosure Statement (required by NC General Statute 47E)
> Three copies of "Lead-Based Paint or Lead Based Paint Hazard Addendum (required under 42 U.S.C. 4582(d) if property was built prior to 1978
> Three copies of FHA/VA Financing Addendum

Additional services at additional cost
You Furnish:
> Cooperation with Realtors® at a pre-determined commission schedule
> Availability to take calls from CMLS members and make appointments to show your property
> Availability to take calls and answer questions from buyers/lookers
> Pre-qualifying of buyers not working with buyer's agents
> Ability to work with buyer's agents that represent interests of buyer
> All yard and directional signs
> Advertising
> Showing of your home
> Negotiation of offers and counter offers
> Flyer and information tubes
> Facilitation of appraisal and home inspections
> Representation at closing
CMLS Exposure $195
We can also furnish exposure in Carolina Multiple Listing Service for a low fee of $195. This will keep your house exposed to the Charlotte market for up to 6 months. Of course you understand that you must offer a co-broke commission to a buyers agent if you place the listing in CMLS. The commission that you offer is completely up to you.
